Wichita, KS<\/strong><\/p>\n\n\n The second of two large industrial buildings further expands opportunities at Wichita\u2019s Ironhorse Manufacturing Park.<\/p>\n Owned by Aspen Funds, this growing industrial park offers versatile space for manufacturing, warehousing, distribution, and more. This $8.9 million project delivered the park\u2019s second spec building, featuring 130,000+ SF available for leasing.<\/p>\n The facility was constructed using painted tilt-up walls with color-matched caulking and integrated storefront systems. For tilt-wall construction, Super Lynk Tilt Wall Connections were utilized, and subcontractors employed glue-down form brackets when pouring the tilt walls.<\/p>\n Interior finishes include bare concrete, a fire pump room, and a storefront entry. Given the owner\u2019s remote location, clear communication was essential. We provided frequent photo updates to ensure the owner could track progress and collaborated to reduce costs on select items without compromising the warranty.<\/p>\n During pre-construction, we optimized the lighting package to accommodate future tenant racking layouts, reducing upfront costs. Additionally, we adjusted the roof system from a 1\/2″ cover board to a 1\/4″ cover board and transitioned from a fully adhered TPO system to a mechanically fastened TPO roof system, providing both savings and efficiency.<\/p>\n A particular challenge was managing the steep slope on the south side of the building.
